It opens on our secure application system. You will be asked for what only you can tell us, and you can stop and come back to it. Starting an application is not an approval and not a commitment to lend.
Most lenders start the real underwriting after you go under contract. Royal finishes it before. So on the day you sign, the part of the process that usually takes a month is already behind you and nothing on our side is still pending. What is left is the seller's schedule and the title work. Closing can happen in as little as seven days from a signed contract, and Royal Mortgage pays the rush fee on the appraisal so that is not what holds it up either.
Seven days is measured from the signed purchase contract, not from the day you apply. It is the fastest we have done and it is not the typical result. Your actual closing date is set by your purchase contract and the seller's schedule, along with the title work and the appraisal. Available on conventional purchase loans. Not available on refinances or in every state. Subject to underwriting review. Not all applicants will qualify. A hard credit inquiry occurs later, before closing. Approval can be withdrawn if your financial condition or credit changes, or if information in your application turns out to be inaccurate or incomplete. This is not a commitment to lend.
